New Inventory outpaces Sales

For the second month, new inventory outpaced sales for condos in Aliso Viejo. The sellers are ready to move up and out.  All we need are more buyers.

Median Price Up - $340,000

Buyers are buying more expensive condos!  The median price rose to $340,000.

New Inventory ahead of Sales

For the second month, new inventory (35) outpaced sales (6) for single family homes.  The Days on Market remained fairly steady and far less than November.

Average Price Bounces Around

Basically, plan to spend around $600,000 for a home in Aliso Viejo. You will enjoy every minute of living there!

 We had 17  new properties enter the market and 9 properties sold. This was the second month the sellers were more eager than the buyers but that can change quickly for Dana Point.  Once buyers hear of bargains, the sales take off every year.

Wow! 100 New Homes on the MarketSales have been good but 100 new properties! Wow! This is the time for all buyers to get out there and look. The sellers are ready to move. San Clemente Condos Sales Steady

Condo Inventory for San Clemente Increases

Over the last year 265 condos in San Clemente came on the market and 182 were sold. Just last month 31 new condos were added.   There is a lot of new inventory for our eager buyers.  Most were from the new areas and have those very popular floor plans. San Clemente is such a beautiful community.  You have to take a look!

Mission Viejo 92692 Dips Slightly

Average Price hits $498,000

The Average Price for homes in Mission Viejo dipped to $498,000. The median price for Mission Viejo homes bounced around the $500,000 mark all year. Last month was a little low and the Average Days on Market high.  This means some of those dreadfully long short-sales have closed and other problems with foreclosures worked out.  Next month should be higher.

Another Excellent Month for New Listings - 54!

Laguna Beach Condo Market Still Recovering

Laguna Beach Condos still slightly outpace sales

The condominium market in Laguna Beach is tight.  Over the last year there were never more than 9 condos placed on the market in a month.  Most of the year it was less than 7. Even those were not moving quickly. The Average Days on Market was 4 months to 11 months. Most of these condos have views and they are more expensive than inland properties, but well worth it.

Average Price hits $628,750

The average price on condos has been all over the map. Some short sales and foreclosures have sold.  You may be able to get in if you keep watching the listings the banks are getting very tough with delinquent borrowers.

Laguna Beach New Inventory Spikes Up

58 New Properties on the Market 22 Sales for February

Laguna Beach is starting to return to the levels early in 2010 for homes coming onto the market.  This fresh inventory was only partially offset by the sales (22).  The average price was $1,247,126 which was a dramatic decrease from prior months but that was because some smaller, lower priced homes were sold.  Many multi-million dollar homes sold too.  Emerald Bay had a $3.2 million dollar sale.  The median price hovered at almost $1.1 million.

Coto de Caza – New Inventory Increases

58 Homes Came on the Market in February

The new inventory rose to 58 residences more than we have seen for in 8 months. Coto de Caza’s current average price for February was $662,483 and the median price was $600,000 for 17 sales.

Buyers are so lucky if they are looking in Coto.  Sellers have responded to the strengthening economy and low interest rates available. Sellers tell us that they are no longer waiting to pursue their dream home until the market recovers.  They are ready to sell now and buy up or down to take advantage of the bargains in the market.  This means that everyone should be able to find the perfect new home.  With more to choose from, you have to be able to find your next home.
