Inventory Comes Back After Last Quarter

Last quarter was disappointing for buyers in Mission Viejo. New inventory dropped off for three months. Now the sellers are back and ready to market their properties.  This lovely area of Orange County offers homes with excellent views, easy access to freeways, shopping and work.  The school district is renown. This explains the upward tick for sales too. Fifty-one homes came on the market and 51 homes sold. Spring 2011 looks great!

Coto's Inventory is Increasing

Coto de Caza’s inventory is outpacing the sales after a good December in which the inventory was being absorbed.  This is a buyer’s market for a very exclusive area.  The average price was $760,000 for a single family home.  That price is incredible for this community.  The lovely views, freeway access, guarded gates, beautiful golf course and club are very desirable.  Close to top-rated schools too!  The shopping plazas are just huge and the variety of merchants unsurpassed in this area of Orange County.  These homes are newer and have very popular floorplans.  Take a look!

6 Month High for New Inventory

This is the time to shop for your resort community home in Laguna Beach.  Fifty new homes hit the market in January.  The sellers are coming back.  There should be something for every price range now.  This is the very best time of the year for enjoying an ocean and hills view.  The air is crystal clear and the hills verdant.  Interest rates took a slight move upward but are still very affordable.  The Federal Reserve is doing their part.  If you find some of the big banks are too strict with their underwriting, give the smaller firms your business.  They don’t have to recoup the losses others suffered and are still experiencing. Laguna Beach Condos regain steam!

Sales rebound from December

It has been a slow 12 months for sales of Laguna Beach Condos. Only a few have sold in any one month and none in April.  Only five residences sold in January but that was a good month. There is ample inventory to choose from right now and the views are spectacular this time of year.  Resort areas are always hardest hit in a recession.  Yet the sales show the median price at one million dollars.  Not everyone suffered over the last three years.  Let’s hope to see more of these buyers in 2011.  Laguna Beach is considered a paradise by many of its residents.

If you click on a particular sale, an icon appears with a picture of the residence and basic information. Click on the icon and more details appear with the MLS number. You have all the data per zipcode for the last twelve months at your fingertips!

Inventory Improves over last Quarter

Laguna Niguel sellers took the fourth quarter of 2010 off. New listings were exceptionally rare but sales were brisk. More homes sold in Laguna Niguel last month than any of the other zip code communities in Coastal South Orange County.  Significantly more homes sold each month of the last quarter than were listed.  Inventory is shrinking which is good news for sellers and, of course, prices are rising.  Laguna Niguel is a beautiful community with excellent schools, views of hills, the ocean and the mountains from many homes.  Good investments and happy neighborhoods abound.  I live here and I should know!

Record number of New Listings in January

Our sellers in Laguna Niguel are ready.  46 new condominiums were brought on the market last month, more than any month in 2010. Sales were a little slow so there are lots of choices for the savvy buyer.  The buyers that did buy last month paid higher prices than they have for the last 9 months.  It doesn’t make sense to  rent when you can live in your own residence and take advantage of the tax deductions.  Save money and see your equity appreciate tax-free for years!  A single person can sell his residence for $125,000 over the price he paid + selling expenses and not pay a dollar in taxes.  There are few investments that appreciate tax free much less investments you can live in and save the expense of rent.

Aliso Viejo Inventory Bounces Back Up

The sellers in Aliso Viejo are back on the market. We haven’t seen this many new listings since last June.  Sales were down from December like several other areas.  But the buyers that closed escrow drove the average and median prices upward.  This is what encourages most sellers.  Now that this has happened, buyers get motivated and find a home before prices get higher.  Interest rates will continue to stay around or under 5% if the Federal Reserve has anything to say about it.  The economy has to stabilize before interest rates will rise.

New Condos hit the Market with Unexpected Force!

55 condos came on the market in January, the sellers are enthusiastic  about the Spring market. The inventory offers lots of choices for home buyers. First time buyers are welcome as well as people moving down after the kids are gone.  Aliso Viejo offers great shopping, great schools, wide streets with easy freeway and toll road access. Average prices were the lower in January than anytime in 2011.  Bargains are out there, time to go look and buy.  Investment properties everywhere.

Dana Point Home Inventory Springs to Life

Inventory is the Best in Months for Buyers

Dana Point is a Buyer’s paradise. We have not seen this much new inventory since May, 2010.  The sellers are ready to get this market going again. The buyers are a little hesitant, only 9 properties closed escrow.  Inventory had wide swings this past year, but overall the average price was flat with the exception of one month, April.  Buyers have their pick of great homes close to the ocean.  There will be much appreciation over the years for this community.  The resort hotels support the tax base and provide for many city services.

Inventory skyrocketed in the newer areas of San Clemente.  Sales were the lowest in the last three quarters with prices also scraping the bottom. Yet our sellers want to sell.  52 new listings for the month!  This is the time to buy your new dream home.  These homes are the latest floorplans and many have wonderful views.

Sales are Strong for the older areas of San Clemente

2011 is off to an excellent start!  For the second month, sales in the older section of San Clemente (92672) came in at 21 homes for the month.  December was very slow in other areas but not in beautiful San Clemente. Inventory is shrinking and prices are going up. The median and average prices are up. Wow! Inventory tops monthly record for 2010

The sellers are motivated!  We had 15 new condominiums hit the market in January. This far surpasses the monthly new inventory for all of 2010. And sales were just as brisk.  Thank you buyers!  With all of the inventory to choose from, the buyers jumped in!  Interest rates have risen slightly so don’t miss out.  They could escalate further if problems in the Middle East cause worry about oil prices.

Sales in San Clemente -older condos- slowed in January

Only four condominiums sold in San Clemente in January.  A very slow month.  There were several that had been on the market a long time.  The median and average prices were down also.  Let’s hope for a better February.
