Laguna Niguel Home Prices are UP!

Laguna Niguel Condo Prices Fluctuate All Year

Home sales have been interesting in Laguna Niguel this year. Mansions have sold and so have the smallest homes. December saw a significant increase in the average price, now $743,127 up about $80,000 over November but less than several months in 2010. In the last quarter, inventory has declined each month.  Prices will continue to rise in this environment.

Condominium sales are also strong but the average price has dipped from November. Prices have been slightly up or down all year.  There is still good inventory in this wonderful community.  Many have views and have been remodeled.  There is no Mello Roos and the schools are excellent.  This is a perfect community for a starter home.

Aliso Viejo Home Inventory Declines

Aliso Viejo Condo Inventory Continues to Climb

Aliso Viejo homes saw a decrease in inventory and a decrease in price.  The average price was $523,531, the lowest price since January.  Many short sales were moved off the market but there are still a few good ones left.  Aliso Viejo has a number of small single family residences that are perfect for first time buyers.  Don’t miss out!

The condominiums are at the lowest price level for all of 2010.  Many sellers are willing to bargain and give the buyers incredible prices. The association dues are reasonable and the Mello Roos bonds will be paid off within the next 8 years most likely.  The schools are great and the access to freeways is terrific ( The 5,73, 241, and 405 are so close.).

Condo Prices Up for December

Life is good in Dana Point.  What else is new?  The prices of the single family homes and the condominiums increased. Some very expensive homes sold and one expensive condominium ($1,750,000) which influenced the results. The inventory of homes increased but the condominum inventory is decreasing.  There are ocean views from so many streets and the ocean is minutes away.  There is plenty of well-priced homes and condominums left, don’t miss out.  Your summer tan will be so easy if you live right at the beach!

Homes in San Clemente 92672 Dip in Price

Most homes in San Clemente (92672) sold in the very affordable range. The average price dipped to $657,291 and the median price to $647,500.  Unlike November, very few expensive homes sold in December.  More properties sold in December than November and outpaced new inventory.  Many of these older homes have ocean views and nice lots.  If you can afford a home under $700,000, look in San Clemente and take advantage of the low interest rates.

San Clemente Homes Dip Slightly in Price

Buyers really nailed some bargains in December.  The average sold price was down, the median price was down and the number of sales slowed.  There was a home sold for $2,5675,000 on Tesoro but nearly all the rest were very affordable. This is the newer area of San Clemente and the floorplans are excellent.  On the average, sellers gave buyers a 6% discount on the price.  That is a lot of money.  Take a look, you might find your dream home!

Prices climb for condos in 92672

Condominium prices were up in San Clemente (92672), the older area. The average price was heavily influenced by one residence that sold for $1,400,000, but the median price also increased to $580,000.  Clearly the condominiums sold for higher prices and more high priced condos sold.  There was a different story in the newer area of San Clemente (92673).  The average price was down, the median was down and the number of sales were down, but the inventory is shrinking too.  Expect those prices to come up.  Those condos have Mello Roos and higher association dues, but they are beautiful.  There are still some very nice residences for sale and buyers should take a look.

Mission Viejo Average Price Up

Mission Viejo Average Price Increases

Mission Viejo recovered from November in December. Prices are on the rise again! Inventory is being absorbed too, again more homes were sold than placed on the market.  Recovery from a recession is always uneven and Mission Viejo shows the typical progression.  Two steps forward, one back. Several short sales with almost 365 days on market were finally closed.  Fortunately many of the sales were less than 60 days on the market.

Coto Sales Jump

Coto de Caza sales jump up again.  In December, a short month, 38 homes sold and the average sales price was up too.  Several homes sold for well over a million but they were bargains just the same.  Those buyers should enjoy great appreciation over the next few years.

Inventory keeps pace with Sales

Laguna Beach Home Average Price Falls
Laguna Beach has had a sluggish year like the rest of the nation. Sales and inventory have basically kept pace with each other. The average price in December was lower than November but that is based on just three sold properties.  2011 should be so much better for sellers and buyers.  When the prices start increasing, more sellers are willing to enter the market but prices are still so low that buyers should not wait and miss out on bargains.
