Median Price Skyrockets!

Wow!  Nine homes sold in September for a million dollars and up, one was over three million.  The recession has not affected some buyers. The median sales price soared in October.  The median sales price is the sale that is right in the middle of all sales ranked by cost.  So many expensive homes sold for the month, that the average sale price also spiked.  All in all there was only one other month in the whole year that was better.  Congratulations to those buyers!  They got great houses and great deals.  That is happy news for the housing market.

Condo Sales Up!

Thank you Buyers!  Sales of Condos in Laguna Niguel have spurted upward. Prices on the sold inventory include $100,000 condos as well as $400,000 condos.  Something for everyone’s pocket book!  There are still opportunities for the investor or buyer willing to do some remodeling and updating.  Once you lock in those low interest rates and that low tax base, you are set. Laguna Niguel is so close to the beach and freeways.  The rolling hills and landscaping make it just a wonderful place to come home to.

Sales keep up with New Inventory

This Summer and early Fall show a lot of Buyer enthusiasm for homes in Aliso Viejo!  Since July the new inventory has been absorbed by the sales and then some.  Buyers have made great deals with Sellers.  They have patiently waited out the short sales (or extra-long sales as we call them).  There are still bargains out there.  Time to purchase and still close by January 1.  Start the new year in your new home!  The Median price is still fairly stable, but it can start to rise anytime.

Sales slump in October for Condos

It looks like the Aliso Viejo Condo Buyers took some time off.  There is usually a downturn in Fall, but this year is different.  Interest rates and returning job growth have spurred people to get their first home or their first investment condo to rent out.  It is so easy to purchase a condominium and rent it out.  The HOA keeps the grounds tidy and handles the painting and maintenance of the buildings as well as provide fire and, usually, earthquake insurance.  One day the tenant will have paid off the mortgage and you have an income stream. Time to pick up a bargain is now!

Average Price for homes in Dana Point Increases

Prices are going up!

More welcome news for Dana Point! Average Price Increases

Isn’t this good news?  The average price for the condos sold in October exceeded the monthly sales results for the last six months.  Dana Point has some awesome view condos and all of them are minutes from the beach.  Interestingly, there is a great selection still available.  Only six condos sold in October and new listings have outpaced sales all summer. New Listings still dwarf Sales

Laguna Beach is still paradise but no one can afford to buy a home there.  Or at least that would be one explanation for the wonderful rise in new inventory and lack of response from our buyers.  This can be such a difficult area to buy into and people are not responding with enthusiasm. Starting with January in 2010, the sellers have outpaced the buyers.  The average price dropped to $1.9 million, a three month low. The median price also dropped to $1.244 million.  Of course, the typical Orange County buyer is thinking that can’t be too bad.  Laguna Beach has one of the highest gross income per capita statistics in the whole country and their real estate cycle is way above the normal.  Thank goodness someone other than the Government has money.

San Clemente 92672 Condo Sales Unpredictable

What a Roller Coaster!

San Clemente Condo sales in the 92672 Zip code have been way up and way down this year.  There is no way to predict what is next.  Look at the new inventory (blue), one month with a burst of inventory followed by a dearth of inventory.  Buyers have to get out there and keep looking, don’t expect more opportunity as the months progress.  You could get a nasty surprize. Yet just as new inventory hits a new low, the sellers rush out and flood the market. 

Condo sales are plagued with short sales for the moment, so there are delays between offers and final closing dates. Yet the average days on market number is shrinking for condos in this Zip code.  The condos are selling and the sellers are offering sizable discounts in price.  On the average, the discount offered to the buyer was 7%.  That is exceptional and buyers should be alerted to go shopping now.  The rates are steals.  You absolutely have to get a home soon if you can squeeze out a minimum downpayment.  With FHA, your parents and relatives can help.

San Clemente Condos 92673 Trickle In

San Clemente Condos in 92673 Continue to Trickle In

The San Clemente Condos in 92673 are being brought on the market in tiny amounts. There were four new in October, 6 in September and less than 10 every month back to January.  Not much inventory for our buyers, but then the days on the market have shown the listings staying on the market for 4 months or longer.  You know what that means. Short Sales!  Our patient buyers have waited out the paperwork and basically bought the inventory but couldn’t close for a few months.  It will get better, I promise!

The Median Sales Price improved over September and set a new high for the months since June.  The end of the year is usually not kind to prices of condos still on the market as Summer becomes Fall, but not this year.  The buyers are closing escrow on bigger and nicer units, that usually means the first-time buyers have bought.  Investors take the wrecks off the market, but first-time buyers usually want the nicer places and better locations.  Thank you for supporting our distressed buyers.

San Clemente 92673 Sales Dip Slightly

Sales Dip Slightly New Inventory Steady

New Inventory kept streaming into the market place at a reasonable pace.  It has held very steady for five months.  The sales dipped slightly in October but the average days on market number is decreasing.  Old inventory is moving and new inventory is selling faster.  Very good news for this time of year.The average asking price was at its lowest since March.  The Median price actually increased 1%, but that is not significant.  Seller gave the buyers a 3% discount on their prices and with these great interest rates, the first-time buyers have given their landlords notice and moved in to their first home.  More smaller homes sold last month compared to the earlier months of the year.
