September Sales Rebound
September was an excellent month for Coto de Caza. We hope this trend continues through the end of 2010. There are so many bargains in Coto, the buyers just have to take a look. The average days on market are shrinking which means inventory is moving faster. Our buyers are taking advantage of the amazing interest rates on every kind of mortgage. Take your pick, 30 year fixed, 5/1 Adjustable, 7/1 Adjustable, 15 year fixed +more.
Our sellers gave the buyers an average of 4% off the listed price. My advice is be reasonable but prices are negotiable. Maybe you want the seller to pick up some of your escrow expenses or give you some cash at close of escrow for updating the home. Be creative and ask your loan officer for guidelines.

UCLA: O.C. home prices to surge 49%

Orange County will have a half-million-dollar housing market again by 2012, and home sales volume will rebound by a whopping 43% over the next two years, according to the latest UCLA Anderson Forecast for the O.C. housing market.

Economists with UCLA’s Anderson Forecast foresee O.C. home prices climbing above $500,000 in 2012 for the first time since April 2008. Prices are expected to appreciate from 6.6% to 9.3% a year through 2015 — and, all told, grow 49% in the next six years.

Inventory up Sales Slow
The typical Fall slowdown ( Sales hit the wall in Fall) and the usual short sale delays have affected our condo sales. We had better sales in every single other month with the exception of tax month (April). The average sales price increased due to some really good buys of view condos with many upgrades. There were enough sales of the smallest units to keep the median price down. We hope our buyers get going and take advantage of the number of condos to choose from and the views they could be enjoying. Many of our condominium developments in Laguna Niguel have panoramic views! There are still many motivated sellers and patience is the key with short sales. They do close!

Sales Dip Slightly but the Average Price increases by $80,000
Thank you to the buyers for 2 Upper Vintage! That home sold for $3.6 million and pushed the average sales price for Laguna Niguel up by $80,000. For the average seller, the good news is that the homes are selling but more sales are in the small home segment of our market. We have those wonderful first-time buyers putting their income in the right investment. You can get a loan up to $729,000 with 3 1/2% down. There are rentals that cost as much if you add up the security deposit, the key deposit, the cleaning deposit, pet deposit – the list goes on. Laguna Niguel has excellent schools, public and private, convenient shopping, convenient freeways and the quiet environment people love. We added more homes to the inventory this month so the selection is great. What is not to love? Time to talk to your friends or kids who rent and get them out looking. There is time to get in and get a tax deduction for 2010.

Sales Strong! Inventory Jumps!
San Clemente Sellers (92673) are not letting buyers get away. The sales are still strong for this time of year but the really good news is that the inventory has jumped. Median Sales Price Up!
San Clemente 92672 home sales slowed but the median price was the highest in the last six months. More people are buying the more expensive homes and the cheaper ones are going, going, gone. Sellers are losing interest in selling this year and new inventory is decreasing. If you want a beautiful home in coastal San Clemente, you should look to buy right now. Sales Slow Normally for Fall

Thank you Buyers! The buyers bought some very nice condos with higher prices last month in the newer area of San Clemente. The actual number of sales dipped compared to August and the median price dropped too. The good news is that the inventory looks ample for the current demand and should offer buyers plenty of choices. As the Great Recession comes to an end, those cheaper condos will too. Calle Del Cerro Condos lead the Way!
September was an interesting month in the older area of San Clemente. Five of the nine condos that sold were on Calle Del Cerro and those were fairly inexpensive to purchase. The Average and Median Prices were affected and showed decreases. The number of sold condos was up and there were more condos than last month put on the market. Dana Point Homes Inventory and Sales slow down for Fall
Our Dana Point sellers are starting to slow down and get comfortable for the Fall. New properties are slowing coming on the market and decreasing monthly. This is the normal pattern for the typical year, but this is not a typical year. Other cities have shown increases in new properties for sale as well as the number of sales. Median prices are level but average prices have fluctuated quite a bit over the last few months. Some very expensive homes have sold. Mission Viejo Monthly Sales are Staying Strong
Instead of heading into the normal Fall slowdown in sales, Mission Viejo continues to push ahead. There are more great buys and hard-working agents to get the short sales done than ever. The interest rates are in the 4% range. The buyers cannot expect to do better next year from what I see. As people get back to work, the lenders will be extending their loans to cover missed payments and those homes will come off the market.
