Home Inventory jumps in Laguna Niguel!
Wow! Now is the time to find your dream home in the lovely community of Laguna Niguel. Inventory has outpaced sales for 2010. If you can’t find the right home, you just aren’t looking. Sellers are negotiating too! On the average, buyers were given a 5% discount. That computes to thousands of dollars. The average sold price and median price were up slightly.

Laguna Niguel Condo Inventory Surges
Our Condominum sellers have decided to test the market. Inventory jumped in August and sales remained strong. There was some negotiating between buyers and sellers but not much (2%). The Average Sales Price and Median Price were down for August but sales increased.

Dana Point Condo Prices are Down
Our Median Price, Average Price, and Sales Volume were all down in August. June buyers were strong but no new buyers have replaced them yet. The average sales price was the lowest it has been all year. There are great bargains out there. Let people know!

Home Sales are up again in Aliso Viejo
The Average Price picked up slightly and the Median Price dipped slightly but sales since April have kept steady. June sales outpaced August but not by much. Buyers are taking advantage of these rates and the low prices. With Proposition 13, buyers can look forward to many years of reaping tax advantages to buying now. Click on the hyperlink for details.

Aliso Viejo Condos Show Strong Sales since April
You have to love Aliso Viejo. The sellers are getting their prices from the buyers. Negotiations typically result in 1% or less in discounts. Inventory is picking up but sales since April continue to be strong. With these rates, people are foolish to rent and sales since April prove the point. Next year more tax returns will have mortgage deductions! Just in time with all the new taxes coming our way.

San Clemente Condo 92673 Sales Continue

San Clemente 92672 Condo Sales Inventory Increasing
Condo Sales in San Clemente are sluggish but prices are level. Some sellers are giving buyers huge discounts (6-7%) for 92672, not much for 92673. As the economy improves so will the sales of these desirable coastal condos.

San Clemente 92673 Homes are Selling
San Clemente’s newer developments(Talega, Forester Ranch, etc.) are selling quite well. The average sales price and median price bounce around a little but sales are strong. May through August have shown strong resilience and the buyers seem to prefer newer homes in this market.

New inventory in San Clemente 92672 outpaces Sales
The average sales prices, median prices and number of sales dropped in August. San Clemente does benefit from Winter visitors and we hope they bring their money to buy homes with them. More homes are selling in the $500,000 range which in other states would be at the high end. The sellers are sticking to their prices and not discounting any further. We expect their market to pick up. San Clemente is a beautiful area with so much to offer.

Sales have rebounded from July
Laguna Beach Condos have had a bad year. That would be expected in a severe recession. Inventory skyrocketed at tax time and has remained high. Sales evaporated in July but are now happening but very slowly. There are definite bargains out there for the Buyers.

Sellers are willing to negotiate prices
Sellers in Laguna Beach have negotiated with their buyers and discounted their prices an average of 6% in August. There was a definite surge in the new listing inventory and a surge in sales to nearly the level of June and over the other 6 months of 2010. These homes are a bargain. Coto is Rebounding
Coto de Caza had a rough time in 2010. For such a beautiful area, it was hard to watch. Short sales and foreclosures made it difficult for normal sellers, but we are coming out of the recession, slow and uneven, but sure. August sales showed an increase in the average price (+5.25%), the median price went way up (+$106,000) but the volume was the lowest for 2010. There was a huge volume increase in June while the Federal Stimulus was available. Buyers are out there and the interest rates are unbelievable. Fall usually is slow but this year could be different.
