Sales for Laguna Niguel Condos reaches new high!

Laguna Niguel Condo sales for June, 2010, were down slightly from May and down from a high in February.  Many condo buyers were motivated by the Federal incentive and jumped in.  Investors were also strong buyers.  The inventory of new listings has exceeded the sales and there are many good buys out there.  Now is the time to get a phenomenal interest rate on a mortgage loan and have your pick of nice condos at great prices.

Sales hit new high for Laguna Niguel

There were 57 homes sold in Laguna Niguel in June, a clear record number for the past twelve months. The Average Sold Price for the month was influenced by the sales of three very expensive homes, 31921 Monarch Crest for $7.2 million, 71 Vista Montemar for $3.2 million, and 9 South Peak for $2.1 million. The Average Median Price was around the average for 2010.

New inventory has outpaced the sales consistently every month in 2010.  This is an incredible opportunity for buyers.  Please give me a call if you want to invest.  Interest rates are historically low and there are many choices out there.

Sales in May and June are Increasing

After a weak Spring, sales for homes in the Zip Code 92672 of San Clemente are picking up.  Unfortunately for our eager sellers, new inventory continues to exceed the sales and there are many homes on the market.  Average Days on Market has increased as a result. June’s average was 138 days (4.6 months) to get a home sold.  This was influenced by four homes that languished on the market for 252 – 461 days.

San Clemente Condominium (92672) Sales Sluggish

2010 Sales for San Clemente Condos (92672) are sluggish

The number of new listings has steadily outpaced the sales in 2010.  There are not a lot of new listings (June had 16) but only 13 sold.  This trend has repeated itself every month and causes inventory to build up.  The Average Days on Market statistics reveal marketing times of 5 months or more.  There are a number of short sales responsible for that statistic.  The banks are slow to process many of these sales because the seller has not given them complete information or somehow it is lost at the bank.  I volunteer at the Fair Housing Council of Orange County.  This organization helps homeowners seeking loan modifications and I have refaxed many a package of documents. 

The sales price concessions by the sellers are running between 6% and 7%.  This is a great time to get a fantastic price on a condo.  Interest rates could not be better.  Time to buy your condo with an ocean view!  Or a rental condo!

Sales slow for San Clemente Condos (92673)

Few new condominiums are coming on the market but sales are even slower in 2010 so far.  The condos that have sold are close to the asking price but that is influenced by the sellers decreasing the price to finally interest a buyer.  The Average Days on Market numbers reflect the long marketing period and the price concessions along the way. The ADM for June was 202 days (almost 7 months).  Most of the condos sold in 2010 were on the market 5 months or more. Now is the time for buyers to negotiate for lower prices especially on short sales.

June Sales set new high for 2010

Sales of homes in the 92673 area of San Clemente remained strong in June and exceeded the sales in May.  The time on the market has decreased steadily in the last three months. The Average Sold Price increased slightly and the Median Price clicked up significantly.  This is the time for buyers to jump in.  Interest rates are at historic lows and they are not expected to remain at this level for very long.  Buyers are being offered 30 year fixed-rate loans up to $729,000 at 4.62%.  First-time buyers should not hesitate to find a home now.

Dana Point Condo Sales hit 12 month high

Condominium sales hit a 12 month high in June, 2010.  New inventory exceeded sales for most of 2010, but June changed the trend.  Sales matched the new listings. The Median Sold Price of $400,000 reflected the numerous smaller condos sold.  Investors are very eager to purchase small condos for easy, beach-close rentals. On the average, buyers were given a 4% price break by the sellers.

Aliso Viejo Inventory of Single Family Homes Jumps

Sales for the month of June hit a new high for 2010.  The Median Sold Price was the highest of any month in the previous 12 months which means more higher priced homes sold.  The Average Sold Price was the highest for 2010.  This activity must have encouraged more sellers to put their homes on the market, welcome news to all of the eager buyers.  The market is great!

The best two months of sales since January have been May and June sales. Sales have outstripped the new listings both months.  The investors are getting most of these properties at great prices.  Short sales continue to be approved and closed.
