Market Update for Dana Point May 2010

Sales Hit Seven Month High

Dana Point Sales and New Inventory jumped this past month.  The Average Price increased and the Median Price decreased. Two homes were responsible for the lift in Average Prices, one sold for 2.95 million and one sold for 1.35 million. Old inventory seems to finally be moving. Activity is finally increasing. People cannot resist Dana Point for long.

Market Update for San Clemente May, 2010

Sales more than tripled over April

Sales rebounded to the high for 2010. The Average and Median Prices both decreased substantially.  The Median Price reflected the number of lower priced listings sold. Still, two homes sold for two million dollars, one for 1.85 million, one for 1.825 million, one for 1.085 million and one sold for 1.1 million.  The buyers did negotiate the sellers down in price.

Number of Properties Sold more than doubles over April

Sales more than doubled over May. The Median Price rose while the Average Price was close to April’s number. More homes are selling within 30-60 days and the short sales are being expedited by the lenders.

Laguna Niguel Update as of May 31,2010

Sales almost doubled over last month. The median price dropped with more sales of less expensive homes.  The sales prices were still very close to the asking prices (within 3%).  The average price decreased because there were not as many multi-million dollar properties purchased. Interest rates are good, homes are selling. Please click on the following links for more details. Then click on the month for a list of the actual homes that sold.  Click on the home for a map and details of that listing.
