Vote in the Primary Election June 8th!

I just completed my 2010 training to be a volunteer poll worker.  Please vote.  If you are non-partisan, you have a choice of three ballots.  By the way, because California is one of the few states that does not require any identification to vote, anyone can say they are you, give your address and vote your ballot. This happened to a lady in San Clemente for four years in a row.  They had to turn her away. Does this bother you as much as it bothers me?

Market Update Reports

Welcome to my new Blog!  We have a lot of good news in South Orange County. I am endeavoring to make the most current information available to you on most of the coastal cities in South Orange County.  This information is based on the sales in the MLS.  It is updated monthly and gives you the best possible information.  You need to know what normal sellers and buyers are doing in this market as well as the prices the banks are getting through the MLS.  Look to the right of this paragraph and click on a city under Categories.  Each link will give you a report that has three tabs across the top, you can click on each one for more information on the sales.  Scrolling down, you will see the last 12 months of data. Click on any month. A new bank of information will appear further down. Scroll further and you will see the actual addresses of the sold homes. Highlight on an address and you will see a map to your right with the location of the home and a little picture with a hyperlink for more details.  Click on the hyperlink and you will see more details about that property including the MLS number. Have fun!

Increase in new listings is welcome

There were some very expensive listings in Laguna Niguel sold in April.  On the average, sellers gave buyers an 8% discount off the listed price to sell their homes. The market is improving and most new listings are not short sales. Our inventory is slightly better, but we still need more active listings.

Days on Market Declining

New inventory has decreased from last year

Pricing continues to be competitive but the average days on market is declining.  Short sale offers are currently being processed relatively quickly compared to last year. Now that tax time is over, we are eager to see the May 2010 results. We expect there to be an increase in closings before the Federal Tax Credit expires.

Market Update Aliso Viejo

New inventory shows real growth in April

Finally, the increase in new inventory gives us more homes to sell.  On the average homes sold in less than 60 days and sellers brought their prices down 2% for the buyers.

Market Update for San Clemente

Inventory continues to be good

Sales in San Clemente slowed in April but the number of homes coming on the market continued to be strong.  April is usually a slow month due to Tax season.  The Days on the Market are higher than the other cities which will pressure sellers. On average, the buyers received 3% off the asking price for the homes bought.
